The central location of the farm gives excellent access to local shops, visitor attractions, and motorway connections. Take a trip to Alton Towers, Hansons Auctioneers, Uttoxeter Racecourse, Castle Donington, or enjoy a historical day out exploring the National Trust properties such as Kedleston, Sudbury, and Calke Abbey. The market town of Ashbourne is within driving distance and with its narrow-cobbled alleys, it is something of a haven for antique hunters, boasting superb shops, as well as a range of good pubs and restaurants, also within a short drive is The National Arboretum museum. Chatsworth Estate and Gardens is slightly further afield along the scenic route, and the farm shop is a must visit to stock up on local goodies.

The accommodation, which is all located on one level, welcomes you into the spacious open-plan lounge/kitchen/diner which is flooded by light through the multiple windows. Put your feet up on the comfortable sofas and relax infront of the electric effect wood burner whilst enjoying the views over the nearby fields, it’s so enchanting you might not find the time to watch the Smart TV. Cook a special meal for loved ones in the kitchen which offers an electric oven and hob, tall standing fridge-freezer, air fryer, microwave, washer/dryer and dishwasher, while the nearby dining table offers a pleasant spot to sit and enjoy a meal with loved ones. The master bedroom offers a king-size bed with TV and pretty fabrics that decorate the room and also benefits from an en-suite shower room and WC. The second bedroom has a super-king-size bed and also has a TV. Bring along some bubble bath to enjoy a well-deserved soak in the bathroom with shower over bath and WC.

Outside there is a lovely enclosed veranda overlooking the surrounding gardens and countryside with seating, a great space to enjoy a glass of something chilled on a summers evening. The five-acre lake is available for guests to use for nature watching and coarse fishing only, bream, roach, tench, perch and pike. There is ample off-road parking available.

The Tea House was the best accommodation we've ever stayed in. Well equipped, super clean, comfortable, bright and spacious with ample storage. Milk, biscuits, flowers and a Victoria sponge on arrival which was a real treat. Secure garden for our blind dog. Friendly host.

This is the fifth time that we have stayed at the cottage as we love it so much. Its perfect with both bedrooms being en-suite. The garden is secure for dogs and you can go for a walk in the evening. Its very clean and has everything you need. There are lots of different places to visit in the area.

We have just had our third stay at the Tea House. It is the perfect place for peace and tranquility in a beautiful setting in the countryside. Immaculately clean as always. Really great place to stay, friendly host, good facilities for our daughter who uses a wheelchair, accesible bathroom with shower chair that the host provided (holiday cottages could mention this on website). and a ramp at the front door. The house is superb, very well equipped, spotlessly clean and has a great layout. Excellent en-suite facilities for each bedroom. The views from the house are lovely and the private lake which you have access to makes for a wonderful and peaceful dog walk. We just loved the tea house, this being our second visit. Such a peaceful location and beautiful surroundings within a working farm and stables. Everything you could want for a weeks visit. Comfy furniture and massive king size bed and very spacious cottage. Just loved sitting and watching the horses or walks around the lake. Brilliant holiday as always. This place is so quiet and relaxing. Immaculately clean, lovely welcome pack, has all you need for a great holiday and good central location for Derbyshire and Staffordshire. Nice enclosed large garden for the dogs. Local shops just a walk away. Try the cakes at the cafe across from the farm entrance, super!

What a fabulous property, spotlessly clean and fully equipped to a very high standard. Really dog friendly but certainly not smelling of dogs. This cottage is a real gem. Great location and self contained on a farm just out of the village. Large secure garden which was great for our dogs. Lots of shops in the village. Comfy, well equipped and spacious - we strongly recommend this place and would certainly return if we wanted another holiday in the Midlands.

This is just perfect in every way. The Tea House is tastefully furnished and very well equipped. The beds are extremely comfortable, and two en-suites add to the luxury. The accommodation was spotless. It was huge and had everything you need for a good stay. The owner was on call and answered any queries within a short time. The property is perfectly located if you want to explore Derbyshire. Chatsworth House, Matlock, Sudbury House and Bakewell are all within an hours driving distance.

This was the fourth time that Ive stayed there. Its a lovely property and perfect if you have dogs. The garden is secure and you can go for walks in the evening. If you dont have dogs then you wouldnt notice that it is a dog friendly property as its nice and clean. Theres lots to do in the area as well. Im sure that Ill be going again.

One of the best holiday cottages we have ever stayed in. Clean, well equiped, really nicely decorated, comfortable beds and furniture, plenty of hot water, and lots of room. Great dog friendly garden too! Lots to see and do in the vicinity - it was so good we did not want to leave!
