Quirky and delightful period cottage, perfect for a romantic retreat with its wood burner for cosy nights in and a fully enclosed garden. Nestled in an idyllic rural position surrounded by the beautiful countryside of the Scottish Borders.

Once used for accommodating the head groom at the stables, the cottage has an elevation that affords it a huge amount of privacy.  The stone steps lead to a cloakroom, ideal for hanging coats after an invigorating walk. The bright, airy lounge boasts a log burning stove, a smart TV and relaxing views from the table into the fields where horses and sheep graze. The well-equipped kitchen has an electric oven and hob, a dishwasher, fridge and microwave. There is also a laundry room with a washing machine. Up the curving stairs is a spacious king-size bed with enhanced views over the old park land and next door is a shower and WC.  Attached to the cottage is a fully enclosed garden with furniture and a fire pit, to enjoy al fresco dining or late-night star gazing. There is also secure Bike storage and ample off-road parking.

Found at the end of the quiet and rural Rulewater valley, local amenities are close at hand.  The picturesque village of Denholm is just 2.5m away, and boasts a local Post Office and village shop, an Italian restaurant, welcoming inns, a coffee shop and even a garage. Over the hill lies the Town of Jedburgh. Steeped in history, with an Abbey, a Castle and Jail and Mary Queen of Scots House to explore, not to mention various boutique shops and coffee houses to peruse. The cottage is set just off the Borders Abbey Way, a beautiful circular walk spanning 65miles, including Jedburgh, Melrose, Kelso and Dryburgh’s 12 Century Abbeys. The world renown biking center of Innerleithen and Glentress is also well within reach and Kielder Forest with its Observatory, is also well worth a visit.

Warm, quiet, comfortable and clean cottage for an extended stay over the festive period. It was perfect for us, all the facilities we needed, with enough space to relax and within easy reach of the hills and trails for cycling, running and walking, surrounded by countryside and wildlife. Thank you

This was a lovely cottage for us to stay at. Quiet and peaceful surroundings, the cottage was well equipped. You had everything you need for comfortble stay. Restaurants and places to eat just a few miles away. Plenty walks nearby for the dogs who had plenty of fun. The enclosed garden was ideal for them. A lot of history in the area, various AbbeyRead more's, castles and Jedburgh jail, and Mary Queen of Scots House very much worth a visit. Hide

Great location for exploring the borders and really peaceful. Cottage has everything you need, it is comfortable and clean. Perfect place to go on holiday with your dog. Fully enclosed garden so we felt super secure letting our dog go out and so many fab walks straight out the door. We had a great time here.

Absolutely gorgeous cottage, with everything we needed. A great location for walks, whilst being only 5/10 minutes from stores. Garden was also an ideal size for our dog to run around in and get a breeze on her face. Will definitely be planning on revisiting in the future.

The photos on the website do not do the cottage justice. It was very well equipped, and both main bed and pull out sofa were supremely comfy. Definitely hoping to return.
