This lovingly converted hayloft has been transformed into a cosy cottage, which sets guests in a beautiful part of Devon. Less than a mile from the property is Cockwood Village, where several charming pubs sit right on the harbour and serve local seafood. Keen birdwatchers should head to Dawlish Warren where many rare species can be seen darting through sand dunes, in the estuary and out to sea. A great way to experience the local area is by heading along the Exe Estuary Footpath to Dawlish Warren, Starcross, Exeter and all around the Exe Estuary to Exmouth via Topsham. If you'd like to explore further afield, leave the car and travel by train; the station is only a mile from the property.  Other highlights include Teignmouth, Newton Abbot, Dartmoor, nearby Powderham Castle, Starcross ferry, or local boat trips and estuary cruises.

You will access the first floor open-plan accommodation via external steps and enter into the lounge/kitchen/diner/sleeping area. This has been arranged in a self-contained studio style, benefitting from distant estuary views. The large L shaped room has retained much of its original charm with features such as original beams and exposed stonework. The lounge area offers reclining sofa and armchair, 43" TV/DVD while the kitchen area is well-equipped to make your stay as comfortable as possible. There is an electric oven, hob, fridge with ice-compartment, microwave/combi grill, Nescafe Dolce Gusto coffee machine and a dining table and chairs. A comfortable double bed also features for when you’re ready to relax after a long day of exploring, with an electric heater to warm the room. Just off from this area, there is a separate shower room with WC.

Outside you will have access to a raised decked area with garden furniture and use of the extensive grounds with stunning views over the surrounding countryside and the Exe estuary.

Lovely cottage with countryside views. Compact but offering everything you would require and comfortable. Well equipped with a good supply of crockery and glassware plus pots and pans should you wish to cook. We were also delighted with the DVD and book libraries and the literature detailing walks in the area. Had a lovely week in this very comfortable cosy cottage. Enjoyed the welcome pack thank you, it was a nice touch. Ideally situated for outing to local attractions and was in walking distance to Dawlish Warren. Lovely view from the balcony which took in the Exe estuary, cows and geese in the field opposite. A beautiful, peaceful location, lovely and clean and equipped with everything that we needed., a welcoming touch of a cream tea and milk on arrival. Hosts were friendly and available if we needed them. Plenty of wildlife to sit and observe. Would highly recommend

Superb location if you are a lover of rural wildlife peace and quiete and trains. Cottage is very well equipped and the hosts very friendly and helpful Nice views from the deck across the estuary and the surrounding fields. The family of foxes playing was an added bonus. Overall a perfect location to unwind. 2 good pubs within a 15-20 min walk and Read moredog friendly beaches in Dawlish Warren. We don't tend to return to the same place but would certainly consider Warren's Roost again Hide

Lovely scenery, and a perfect location to relax or explore. Cottage was very nice the only downside was it was not for light sleepers has the fridge is in the same room as the bed and kept waking us up in the night when it came on.

Lovely snug cottage in great setting surrounded by fields, beautiful cows. In the distance you can see the trains passing. We were lucky enough to see the Mallard pass the driver slowed down so people could take photos. We had trip to Penzance by train which we would highly recommend also having a meal at the Smugglers Inn Dawlish. A beautiful quiet compact cottage set in a lovely location within easy walking distance of 2 quality pubs & Dawlish Warren beach front. Freshly baked homemade scones & milk on our arrival to the cottage were a lovely touch.

On arrival we were made very welcom with scones, jam and clotted cream. We had to keep our dog on a lead as the farm was not secure and they had cows there, to be aware of. Please note this is not a criticism!! Mainly if visitors have young dogs it is something to be aware of.

Sorry to say cleaning standards have dropped significantly. Every plate or piece of cutlery we used had to be washed before hand. The teaspoons were so badly stained we had to soak and scrub everyone. Also there were cobwebs everywhere.

Warren roost is probably the nicest place we have ever stayed in, the location was perfect and it was different but very enjoyable to stay with n a farm, and to be honest you wouldnt even really know it was a working farm. The views and the grounds are lovey and so well kept, and to wake up each morning and see the cows and sheep in the field was sRead moreo nice. This is a lovely cottage with lovely views and so peaceful. It has been one of the most relaxing and stress free holidays ever. The cottage comes with everything you could possibly want. With lots of places to go if you want to. Cream tea a lovely extra when you arrive. Would recommend this to everyone. Will definitely return.

The cottage is well-equipped, cosy and ideally suited for a couple. Handily located for road or rail with pleasant views across the estuary.
