A beautifully positioned former hay loft, set on a working farm with countryside walks and bird reserves right on the doorstep

This lovingly converted hayloft has been transformed into a cosy cottage, which sets guests in a beautiful part of Devon. Less than a mile from the property is Cockwood Village, where several charming pubs sit right on the harbour and serve local seafood. Keen birdwatchers should head to Dawlish Warren where many rare species can be seen darting through sand dunes, in the estuary and out to sea. A great way to experience the local area is by heading along the Exe Estuary Footpath to Dawlish Warren, Starcross, Exeter and all around the Exe Estuary to Exmouth via Topsham. Other highlights include Teignmouth, Newton Abbot, Dartmoor, nearby Powderham Castle, Starcross ferry, or local boat trips and estuary cruises.

You will access the first floor open-plan accommodation via external steps and enter into the lounge/kitchen/diner/sleeping area. This has been arranged in a self-contained studio style, benefitting from distant estuary views. The large L shaped room has retained much of its original charm with features such as original beams and exposed stonework. The lounge area offers reclining sofa and armchair, 43" TV/DVD while the kitchen area is well-equipped to make your stay as comfortable as possible. There is an electric oven, hob, fridge with ice-compartment, microwave/combi grill, Nescafe Dolce Gusto coffee machine and a dining table and chairs. A comfortable double bed also features for when you’re ready to relax after a long day of exploring, with an electric heater to warm the room. Just off from this area, there is a separate shower room with WC.

Outside you will have access to a raised decked area with garden furniture and use of the extensive grounds with stunning views over the surrounding countryside and the Exe estuary. There is off-road parking for two cars.

Dogs are charged at £20 each per full or part week.

A lovely cosy cottage for two to return to after a day sightseeing. We were made very welcome and loved the fantastic views of the fields and estuary. Spent time watching the birds on the feeders and enjoyed the beautiful gardens in this tranquil place. The devon tea on arrival was a nice touch too.

Loverly quite retreat within in walking distance of pubs, just under 2mls to beach views over Exe estuary, arrived to a warm welcome and Devon cream tea, me my wife and our American bulldog totally enjoyed our time here and would highly recommend this retreat!

We had a lovely weeks stay at this location. Cream tea on arrival was a lovely touch by the owners. Coastal path across road from property gave you easy access for walking. Train station a mile away, we took trips to Plymouth and Exeter. .Abundance of wildlife on the farm including Cirl Bunting on feeders. We loved the frequent visit from Mr&Mrs MuRead morescovy Duck, Mr&Mrs Peasants, Squirrels and wildlife birds. Hide

A beautifully presented, light and airy studio with real character, situated in a peaceful location with lovely views of the surrounding countryside and the Estuary. It was so comfortable and well equipped with absolutely everything you might need, topped off with welcoming refreshments including scones, a large pot of clotted cream and a pot of loRead morevely jam! Would absolutely recommend Warren Roost to anyone. Lovely comfortable place to stay in a lovely setting. Mrs Weeks has thought of everything that you could possibly need and even left us scones, jam and clotted cream to welcome us. Will definitely stay again.

Beautiful place to stay. Could not fault anything. Restful and peaceful. Lovely and clean. The window was a great feature which you could sit on the sill and look out over the surrounding field. The balcony was a nice place to sit and look out over estuary. Will definitely stay again.

The accommodation at Warren Roost was extremely comfortable and welcoming. Situated with views of the estuary and within walking distance of the beach. Everything in the cottage was to a very high standard and felt very homely. It was perfect for 2 plus one little dog. Would definitely book again.

Set in a lovely location great for walks and in our opinion close enough to be able to walk into Dawlish Warren and local pubs The property is well appointed plenty of room for two Adults and a dog. Thoroughly enjoyed our stay Owners left you to just enjoy the property and were available if required which we did not

The 'Roost' was very comfortable, well appointed and in an excellent location for views of the estuary and countryside. The local pubs and beach were within easy walking distance as were the ferry and train stations. Overall an excellent stay at the Roost!

We really enjoyed our stay at Warren Roost, and just wish we had managed to stay for two weeks instead of one. We particularly loved watching all the wildlife , ie: squirrels, birds, cattle, pheasants, and the llama who seemed to think it was a cow. Good view of the estuary, and good walking area with the Exe Estuary trail just on the doorstep. Lovely location and beautiful scenery. Cream tea on arrival and so peaceful. Our little boy loved the cows and sheep so that was a lovely addition. The owners were very helpful and even have us a lift to the train station on departure.
