Take time to unwind in this fantastic one-bedroom, ground floor barn which has been converted sympathetically, with pitched ceilings and exposed oak beams with a contemporary finish and fresh look.

The farm is very central, giving excellent access to local shops, visitor attractions and motorway connections. The market town of Ashbourne is within driving distance and with its narrow-cobbled alleys, it is something of a haven for antique hunters, boasting superb shops, as well as a variety of good pubs and restaurants, also within a short drive is The National Arboretum museum. Take a trip to Alton Towers, Hansons Auctioneers, Uttoxeter Racecourse, Castle Donington, or enjoy a historical day out exploring the National Trust properties such as Kedleston, Sudbury, and Calke Abbey. Chatsworth Estate and Gardens is around a slightly longer drive but on the scenic route, and the farm shop is a must visit to stock up on local goodies.

Entering into the spacious and light lounge/kitchen/diner you will see the comfortable sofa and chair ideally situated by the French doors overlooking the garden where you can relax watching something on the nearby Smart TV and get cosy in front of the electric effect wood burning stove, there are also arched windows which allow the sun to flood in. The kitchen area offers an electric oven and hob, fridge with freezer compartment, dishwasher, washer/dryer air fryer and microwave and a nearby dining table to take long lazy breakfasts planning the day’s activities. The bedroom is where you will get a good night’s rest, with super-king-size zip-and-link bed (which can be made up as a twin on request). The bedroom also has French doors which lead onto the terrace, and an en-suite wet room, offering a spacious shower, with rails if needed, and WC.

The barn faces west so enjoys the evening sun, and has a very generous terrace, with a seating area and sun loungers, for the warmer evenings. There is also a BBQ available for you to enjoy al fresco dining. The raised lawn area and fully enclosed garden, with views across the fields which are accessed through a back gate. There is also a five-acre lake perfect for spotting nature and coarse fishing only, bream, roach, tench, perch and pike. There is ample off-road parking available.

Stayed 5 nights over Easter 2024. Sally was most welcoming & we literally booked on the day we arrived. The home is Spotless, very well equipped, spacious, lovely and warm, the outside space was plenty big enough but we didnt use it due to the poor weather. We have stayed here a few times now and are never disappointed. The property is clean, welcoming and cosy. It is a great base to explore Derbyshire. The property is well equipped with kitchen utensils if you wanted to cook, if not there are many country pubs within a short drive.

The cottage was beautiful and well looked after it was very well appointed, spacious. It was loveley to find a Bakewell tart, milk and a packet of biciuts on arrival.

Mine and my girlfriends stay at the Duck house was brilliant. Ill start off by saying the hosts were lovely and we couldnt have asked for better hospitality. Duck house was immaculate throughout tastefully furnished with all amenities including a pint of milk and a cake! Absolutely perfect accommodation. Can't fault a thing and can't offer any improvements inside. The only small criticism was the steps upto the lawn needed the shrubs trimming. Sally the host was very welcoming and really pleasant.

Lovely well furnished cottage that had everything we needed for a perfect relaxing break. Short walk into the village. The Hilton Brook pub offered a reasonable menu for eating out. The Old Talbot pub was very quaint for an evening drink.

Very neat and tidy flat, met our needs. The flat is a great base for visiting much of the East midlands My wife is a wheelchair user, we could access all areas and the toilet/shower facilities were adequate. The owner was very accommodating and helpful, although it is a working farm, there was no noises day or night. Perfect piece and quiet.

This was our second stay at the Duck House. It is a wonderful home from home for us. The welcome is second to none. The cottage is immaculate and very comfortable. Well located for sightseeing and shopping. Close to a pretty village with restaurants and several pubs. At Christmas, very atmospheric. A wonderful experience..

This lovely barn conversion was stunning. Beautifully fitted and furnished and very comfortable with a lovely little garden with far reaching views. Every comfort thought of and would accommodate a wheelchair, with hand rails in the bathroom if needed. We had a lovely time at The Duck House. The bed was super comfy. Plenty of equipment in the kitchen. The owner Sally was very friendly. Plenty of eateries in the near vacinity. Good bakery in the village called TLC. All homemade pastries cookies and cakes.

This is the 2nd time my partner have stayed at Duck House. We just love it here! It's so peaceful. It's based on a farm, other then the Chickens and Horses there isn't much noise at all. We had a lovely stay at Duck House. The accommodation was perfect for 2 people. The open plan kitchen, dining & living area was spacious with a patio door onto your private patio, with outdoor table & chairs, loungers and a bbq which was set up ready for use. Very comfortable accommodation with high quality furnishing . Hosts were very friendly and suggested local attractions for us to visit . Only downside is if you are quite tall the shower may be a little low for you. There is a lake to walk around and the village very close for a stroll to a pub .
