Take time to unwind in this fantastic one-bedroom, ground floor barn which has been converted sympathetically, with pitched ceilings and exposed oak beams with a contemporary finish and fresh look.

The farm is very central, giving excellent access to local shops, visitor attractions and motorway connections. The market town of Ashbourne is within driving distance and with its narrow-cobbled alleys, it is something of a haven for antique hunters, boasting superb shops, as well as a variety of good pubs and restaurants, also within a short drive is The National Arboretum museum. Take a trip to Alton Towers, Hansons Auctioneers, Uttoxeter Racecourse, Castle Donington, or enjoy a historical day out exploring the National Trust properties such as Kedleston, Sudbury, and Calke Abbey. Chatsworth Estate and Gardens is around a slightly longer drive but on the scenic route, and the farm shop is a must visit to stock up on local goodies.

Entering into the spacious and light lounge/kitchen/diner you will see the comfortable sofa and chair ideally situated by the French doors overlooking the garden where you can relax watching something on the nearby TV/DVD and get cosy in front of the electric effect wood burning stove, there are also arched windows which allow the sun to flood in. The kitchen area offers an electric oven and hob, fridge, dishwasher, washer/dryer and microwave and a nearby dining table to take long lazy breakfasts planning the day’s activities. The bedroom is where you will get a good night’s rest, with super-king-size zip-and-link bed (which can be made up as a twin on request). The bedroom also has French doors which lead onto the terrace, and an en-suite wet room, offering a spacious shower, with rails if needed, and WC.

The barn faces west so enjoys the evening sun, and has a very generous terrace, with a seating area and sun loungers, for the warmer evenings. There is also a BBQ available for you to enjoy al fresco dining. The raised lawn area and fully enclosed garden, with views across the fields which are accessed through a back gate. There is also a five-acre lake perfect for spotting nature and coarse fishing only, bream, roach, tench, perch and pike. There is ample off-road parking available.

Fantastic stay, spotless with everything you require. Sally and her husband are lovely people, advice on places to go if required. Accommodation is spacious and really comfortable. We had a lovely stay at Duck House. The accommodation was perfect for 2 people. The open plan kitchen, dining & living area was spacious with a patio door onto your private patio, with outdoor table & chairs, loungers and a bbq which was set up ready for use. The bedroom was spacious with plenty is storage & patio doors onto your patio. All the furRead morenishing were of a high quality. The house was fully equipped with everything you needed. Very comfortable accommodation with high quality furnishing . Hosts were very friendly and suggested local attractions for us to visit . Only downside is if you are quite tall the shower may be a little low for you. There is a lake to walk around and the village very close for a stroll to a pub .

A delightful cottage for two people, all on a level so easily accessible. Comfortable lounge/kitchen/diner with access to a lovely garden with seating area. Spacious bedroom with ensuite shower room. Lovely setting on a farm with views all around. Good fishing on the large lake - or just good to walk round!

This barn was one of the best self-catering accommodation we have stayed in. It was very clean, and well-equipped and had a very comfortable bed. The living room area and bathroom were both spacious and light. The farm setting was lovely to walk around and we enjoyed visiting the horses and walking around the lake. A lovely barn conversion, part of a working farm with great parking. Well equiped and very comfortable. Very convenient for the A50 and links to either Ashbourne or Ashby. Comfortable and well equipped accommodation in the heart of this family farm. Friendly hosts, who were really helpful with safe storage for our bikes. Convenient location for exploring the local area. Particularly enjoyed the morning alarm call/whinnying of the horse in the neighbouring stable!

Cottage was lovely, warm and comfortable. Fittings were high quality. A real home from home. Fishing lake a bonus. Weather not brilliant, but didn't stop us getting out and about. We cooked everyday, and everything we needed was there.

Great facilities especially great if your bringing your dogs as the farmer and his wife Charlie and Sally (who are very friendly and helpful) understand the needs of dogs and there are a number of walks off the lead with one around a big fishing lake where dog/s can safely run and run to their hearts content.

Very clean and comfortable barn conversion with lovely views over the fields. Perfect for a couple and all ground floor so easily accessible. Situated in the farmyard but quiet and clean. Very friendly and helpful hosts but in no way intrusive. Fishing was great! A nice area which we hadn't visited before - lots to do and some nice towns to visit.

Sally and Charlie made us very welcome and they were relaxed about everything which made us feel at home straight away. The property is excellent throughout, the area is fabulous with only a short drive to the National Park areas. We couldn't have been happier as this was probably the best cottage stay we've done!
