A beautifully appointed holiday cottage set on a working farm in the heart of the Scottish Borders, and uniquely, home to one of the world’s leading beef producers.Guests can learn about the farming ethos, and purchase farm-fresh beef directly from the producers. This isn’t supermarket food; this is gourmet and boutique; whilst the cottage’s modern kitchen is designed for families who love to cook. There’s a wee farm shop on site, which prides itself for all the great local flavours on sale, or try: the local farmers’ markets, the horse-ploughed veg, the bakers, the brewers and the truly world-class crab and langoustines from Eyemouth. Within a couple of miles of the magnificent Mellerstain House, explore the 100-acre beautiful parklands with children’s play park, picnic areas and a courtyard cafe. The bustling market town of Kelso (7 miles) is located by the banks of the bonnie River Tweed renowned for its salmon and trout fishing. Visit the towns Abbey and the wonderful Floors Castle, enjoy a day out at the races or play a round of golf at an array of local courses including the Roxburghe Championship Course.

As you arrive, there is a fantastic housed sauna and games room next to the property with full-size table tennis and darts board for all the family to enjoy. Enter into the hall, with cloakroom for your outside clothes, through to the light and bright sitting room/diner. Relax and enjoy this glorious room after a day out, or enjoy a great film on the smart TV with soundbar. On those cooler evenings, light up the fantastic wood burner - the wood is provided. Next is the lovely dining area where you can enjoy family or romantic meals, with patio doors leading directly out to the decked veranda. The stylish kitchen offers an electric Range oven and hob, fridge, microwave and a handy dishwasher. Continuing back through the hall you are met with the spacious wet room with a shower and WC. Completing the ground floor is the utility room with a washing machine, freezer, drying area and wet dog/person area with direct access from the parking area. Heading up the stairs there are three bedrooms, with fantastic countryside views: a lovely double bedroom, a pretty twin and another light and bright double bedroom with direct access out to the spacious enclosed balcony with seating area - where you can join the swallows and admire the breathtaking views. Finally completing the accommodation is the stylish spacious bathroom with bath, separate shower and WC.

Venture outside to the mature fully-enclosed garden where the choice is yours: Al fresco dining on the veranda, where the kitchen windows open wide for easy serving, or enjoy the picnic table and charcoal BBQ, as you relax and admire the splendid countryside scenery or enjoy lazy evening stargazing perhaps with a wee dram, a nice glass of wine or local beer. Private off-road parking is available for three cars in front of the property.

Had a lovely family stay. Accommodation perfect for 5 adults and two dogs. Great space indoors and outdoors. Well maintained and everything there we needed. Adults loved playing darts, table tennis and the kids hoopla, the sauna was also fabulous. Dogs loved the paths and field to run about in. We had a wonderful long weekend at Coos View. The cottage was just what we needed, an oasis of calm in the middle of the countryside, but close enough to town to be able to get supplies. Lovely weekend break. Beautiful location with lovely views. Lovely farm track walks from the house. Not really an off leash dog walking area due to farm animals, pheasants and hare. Farm shop well worth a visit. Enjoyed local Aberdeen Angus steak, bacon, butter and cheese. Owners very friendly. House well equipt and beds very comfortable. Lovely Scandi style lodge perfect for exploring the Borders. Peaceful, well appointed, private garden away from the farm yard - it sits at the bottom of a lonning - but close enough for the owners to come and help should it really be needed. Extra features include a Sauna and games room. We bought from the farm shop and the produce was great. A rural idyll with fantastic views of the countryside. Comfortable beds,in light, airy bedrooms; cosy sitting room, warm, clean and with a very well equipped kitchen. The addition of the table tennis and dart board, in the adjoining garage, was brilliant for entertaining older children.

Lovely well equiped house set in lovely borders countryside on a working farm. Farm shop has the most amazing own produced beef and local produce. Great for dogs with a good sized enclosed garden
