Located in a quiet location on a working farm this property is conveniently located to explore all of what Devon and Cornwall has to offer. Five miles away is the traditional market town of Great Torrington which offers a range of shops, eateries, a great cinema, and a weekly pannier market offering local produce.  Of course, a trip to Devon would be incomplete without a day at the seaside, and the seaside town of Westward Ho! with its amusements, surf school, bars and restaurants is just a 15 mile drive. Not far from there is also the pretty seaside village of Instow, an ideal spot to walk dogs, whilst the popular Cornish seaside town of Bude is found 24 miles to the south-west. For families there are also local attractions including the Milky Way Adventure Park and The Big Sheep and outdoors enthusiasts will be spoilt for choice with plenty of walking and cycling routes nearby, including the traffic free Tarka Trail, and the wild beauty of Dartmoor.

Stepping inside this stunning barn you will be greeted by the attractive open plan space directly in front of you. Retaining many of its original features, you will be drawn to the beauty of the exposed walls and beams, along with the high ceilings and huge glass windows where natural light will pour in during the daylight hours. On stepping inside, to your left is a useful utility room with both a washing machine and tumble dryer, and to the right an additional ground floor WC. From here venture further into the property where you will discover the kitchen/diner. The kitchen itself is fabulously appointed with a breakfast bar area, and some additional seating whilst offering everything any keen cook could wish for including a double range, two fridges, microwave, freezer and dishwasher, the kitchen also benefits from stunning views through the large ‘half wall’ window across the countryside. The other side of the kitchen comprises the dining area with seating for 12 people. There are two steps from here to where you are met by the cosy yet sociable lounge area. With plenty of seating for all, the room consists of large sofas, with a Smart TV and warming wood burner, there are also countryside views from this room. You will also find the staircase that leads to the eye-catching mezzanine king-size bedroom (which can be presented as a twin on request), the room also benefits from a en-suite bathroom with shower and WC. The mezzanine room features its own balcony which overlooks the lounge area perfect for a bit of ‘downtime’ away from it all. Going back to the lounge and completing the offering on the ground floor, accessed via two steps up from the main level are the first of the beautiful bedrooms, the first of which is a double with a Smart TV and en-suite bathroom with shower and WC. Moving along the corridor, there is a further cosy twin room with en-suite bathroom with shower and WC and then a further king-size with Smart TV, en-suite shower room with WC. Venturing up the stair and onto the first floor you will discover another area with an armchair which is perfect to relax with a good book, plus the other two perfectly appointed bedrooms, and these consist of a spacious king-size bedroom (which can be made into twin on request) with countryside views, Smart TV and further king-size bedroom (which can be made up into a twin on request) with Smart TV. These two bedrooms benefit from a great sized family bathroom with shower, WC and bath with restricted head room.

Located to the front of the property is the private hot tub and games barn, offering fun for all the family. There is also two further spaces, one lawned area and the second graveled, with a lovely informal garden setting with furniture, a charcoal BBQ, and provides the perfect place to relax in the sun whilst children can enjoy the games room. Private off-road parking for six cars is provided within the private enclosed area.

A perfect place for get-togethers, for families, friends, retreats. Surrounded by stunning countryside and next to a working farm, and adorable cows, this is a paradise for nature lovers! Youll feel thoroughly spoiled by staying here and wont want to leave this breathtaking property! We are looking forward to coming back!

Amazing cottage, loads of room if you are a large party, and one of the best dog friendly properties I have had the pleasure of staying in. Plenty to do within a short driving distance also. Would definitely stay again. Booked for a 70th birthday weekend and we had a fantastic time.

This place was amazing absolutely stunning house with everything you could possibly ask for. So much space 11 of us fitted in so well and little hide aways for my autistic son to go off when then main area got too much. Every January we go away as a family to break up the Winter Blues. Our stay at Little Marland Barn, has to be one of our favourite weekends! The open plan space is just perfect for allowing your day to flow with ease and the equipment was fantastic, there really was everything we needed. A beautiful, comfortable, clean property with lots of space for all the guests. Location is lovely if you're looking for remote, which we love. Couple of glitches on arrival sorted v promptly, and had a fantastic time. Very expensive for Christmas week but quality property and bedding. Would love to go back.

The Barn is a wonderful place to stay especially with family, we had a great time celebrating 2 x Birthdays. It has everything we needed, it was a real home from home for us. We all had a great time, everything we needed in the house was to hand and worked as it should. Comfy, plenty of space and the outside hot tub and games room is a great addition. You won't get much better than this spacious barn. The rooms were all great, extremely clean and well maintained. The location next to the farm makes for a quiet place. We made use of the large hot tub and games room every evening. There was parking space for our four cars at the bottom of the drive. The main area (barn and games building) are gateRead mored and fenced so our two dogs were free to roam. If you enjoy gardens, RHS Rosemoor is very close to this property and well worth a visit. This is a great place to gather the family or group of friends together! The barn was well equipped and extremely comfortable plenty of room! The games room proved very popular as did the hot tub and barbecue. We had three dogs in our party and they had enough space and could go out in the garden without being able to escape.
