Located on a 12-acre farm, this property is surrounded by open fields of horses. Set out on foot to explore the Downs or take a stroll to the rural village of Newchurch, home to a popular pub The Pointer Inn serving delicious food. An easy drive will bring you to the spectacular beaches of Sandown, Shanklin or Ventnor while the bustling market town of Newport is close by. Other nearby attractions include Shanklin and Sandown Golf Club, Harvey Browns farm shop, café and restaurant, Robin Hill and Tackt-Isle Adventures for watersports.

Inside, this Grade II-listed property has been sympathetically converted to retain plenty of original features included exposed beams and stonework. The kitchen/diner is bright and airy with electric oven and hob, microwave, dishwasher, fridge/freezer and washer/dryer, exposed beams and a dining table. The lounge is a warm and welcoming room with exposed stonework, delightful barn windows, flagstone flooring and a cosy rug. This room has been fitted with a TV/DVD and hi-fi system for relaxing evenings in. This property offers two light and airy bedrooms, one double and one twin. The bedrooms share a modern bathroom with a shower over the bath and WC.

Outside there is a lovely terrace area with garden furniture and a BBQ can be requested in advance and free of charge for those sunny afternoons. There is a large lawn beyond with a pear tree, offering a delightful place to relax in the sunshine and take in the beautiful rural views. There is parking for two cars adjacent to the garden and access to the cottage is along a private lane which is mainly tarmac, but with a central concreted section, which is a little bumpy. Access to the car park is via a short section of unmade bumpy track. Alternative parking, close by, with access via the courtyard is available on request from the owner.

Really lovely, views are great both front and back and the owners and estate manager are really friendly and helpful. We stayed in Stable Barn last year and Paper Barn this year, and we want to return in October.

This was a really nice barn very comfortable with lovely views from the back garden. Our two dogs loved the rear secure garden.

We thoroughly enjoyed our stay in Paper Barn. During the July heatwave the cottage stayed lovely and cool. It is well equipped, comfortable and homely. We loved watching the ducks and horses at the front and our dogs appreciated the secure garden at the back, a lovely spot to watch the sun setting over the downs. This cottage is well off the beaten track and ideal for those looking to get away from the hustle and bustle of busy lives. The garden is of a reasonable size and secure enough for our not very adventurous Cockapoo. The bathroom is fine but a little tired same with the fridge freezer. Paper Barn was a lovely setting and very cosy and comfortable. I travelled with my 2 year old and 4 year old and at no point did I feel like it wasn't appropriate for young children.

We really loved the cottage. It had everything that you would need and more, a real home from home. We loved the location and the views from both front and back of the property were fantastic. What a lovely cottage. Set in quiet countryside with stunning views from the back, and horses and ducks to watch out at the front, it was perfect for us.
