Designed with groups of families and friends in mind, this beautiful barn conversion features exposed wooden beams, A-frames, brick and stonework. It is surrounded by picturesque countryside. Tittesworth Reservoir (2.5 miles) has its own circular nature trail with an excellent children's playground, cafe and gift shop. The Peak Pursuits water sports centre offers a variety of water sports activities on the reservoir, including kayaking and canoeing, just 3 miles away. The area is also known as the 'Staffordshire Peaks' or the 'Staffordshire Moorlands' and has excellent walking and outdoor pursuits including cycling and climbing close by at the famous Roaches (3 miles). The Roaches are some of the most spectacular gritstone rock formations in the UK, which prove very popular for walking as well as climbing. Visit the market towns of Leek (2 miles), the spa town of Buxton (11 miles), Ashbourne and Bakewell (17 miles).

Step into the hallway with a traditional stone floor leading through to the kitchen/diner. The handmade kitchen is crafted with seasoned oak planks from the farm and marble worktops, with a dining table nearby that comfortably seats ten. There is a handy separate utility room for washing those muddy boots after a footpath walk, and a downstairs WC. The lounge hosts a cosy wood burner and glass doors with beautiful views of the Peak District fields and beyond. Put your feet up on the comfy seating with your favourite programme on the Smart TV. As you climb the original granary stone stairs to the first-floor landing, the apex and roof space of the original barn is sure to impress. There are four comfortable bedrooms. The family bedroom is full of character with original wooden A-frames and beams, exposed brick and stonework, oak vaulted tall ceilings and solid oak flooring, as well as an en-suite shower room. There is a double bedroom with en-suite shower room and a twin room which has fine views over the garden area and countryside. On the second floor is another twin bedroom with vaulted roof ceilings and Velux windows, again with fine views over the countryside.

Relax in the enclosed garden with a charcoal BBQ and locally made garden furniture, and enjoy a spot of al fresco dining. Enjoy the 180-degree panoramic view of the Peak District National Park, The Roaches, Gun Hill and Morridge top hill. From here you can witness some spectacular sunsets.

Book this cottage! A group of 10 friends stayed in this beautiful property over new years. We could not have asked for a more perfect place! Super clean, really comfy beds, amazing kitchen, table and cosy lounge, spacious rooms and plenty of bathrooms. Barbara is incredibly kind and welcoming and hospitable to any of your needs. Was very nicely positioned and a good size for our family get together. Really appreciated the supply of wood for the wood burner as the weather wasn't great so we didn't go out a lot, and it kept things cosy. The hosts were very helpful. All in all a good place

The cottage has wonderful views and is in an isolated spot yet is close to Leek and surrounding villages. The house is very comfortable and well equipped. Loved the kitchen with its big table where everyone can easily sit.

Lovely Holiday house, Beautiful garden with stunning views . A lot of outings nearby. Barbara takes care of everything till the last detail. Came for a Holiday with family and was very much enjoyed by all.
