This was the fourth time that Ive stayed there. Its a lovely property and perfect if you have dogs. The garden is secure and you can go for walks in the evening. If you dont have dogs then you wouldnt notice that it is a dog friendly property as its nice and clean. Theres lots to do in the area as well. Im sure that Ill be going again.

One of the best holiday cottages we have ever stayed in. Clean, well equiped, really nicely decorated, comfortable beds and furniture, plenty of hot water, and lots of room. Great dog friendly garden too! Lots to see and do in the vicinity - it was so good we did not want to leave!

Really enjoyed staying at the Teahouse, superb accommodation that I would recommend to anyone looking for a base to explore south Derbyshire, plus good general course fishing for silver fish on 5 acre lake.

We all absolutely loved this cottage. 2 of us and 2 greyhounds but plenty of room for 4. Loved the fact that it had a large secure garden for the dogs and was private, surrounded by fields. All the furniture and equipment was perfect. There was a supply of teabags, coffee, sugar and milk and in my opinion, plenty of toilet paper and shower gel. A lovely place to rest and relax and re-charge the batteries. The excellent accomodation and fittings made the week go fast than we would have liked. Lots of lovely trips out in the Derbyshire countryside and around the garden centres. Would highly recommend.

10 out of 10 Friendly owners. Beautiful, comfortable, well equipped cottage. Secure garden for our pup to run round to his heart's content. Perfect location as base. So many places to visit, unable to see all in one week. We shall have to return. We honestly did not want to come home.

lovely cottage, had everything you could want. However an extra baking sheet would have been useful. It also would have been nice to have some tourist leaflets about local attractions. We feel we may have missed some.

We had a fantastic stay at the Tea House. The secure garden was a huge plus for our two greyhounds, allowing them to roam freely. The cozy and well-equipped interior made us feel right at home. We had such a lovely time that we're already looking forward to returning. Highly recommended for a comfortable and pet-friendly getaway!

This was our third visit and its perfect. The dogs can go off lead in the secure garden and you can go for a walk in the evening. The house is well laid out for two families and the views from the window are lovely. Theres a dog friendly farm cafe 5 minutes away and lots to do in the area. The owner is friendly and we will be going again.

PERFECT! Me and my Mum and 2 small dogs stayed for a week. We have stayed at a lot of holiday homes and this is by far the best! Sooo clean and comfortable. L shaped settee ( not the same as in the pictures) and massive and one side reclined as well. Sally the owner so very lovely and helpful and was there if we needed her. A lovely cottage situated in its own fenced in grounds away from the farmhouse. Dog proof fencing all around but I think a small terrier type dog could get under the hedges in a couple of places alongside the pony paddock. This is the 4th or 5th time we've stayed at this property and we still absolutely love it. It is the ideal location to visit friends and family but have our own space and comforts. We needed a temporary home-from-home. This property provided everything we could want. Spacious and comfortable accommodation in pleasant farmland setting. 15 minute walk to local convenience store. Excellent host. Would definitely recommend.
